A single facility with capacity to produce over 20,000 meals/day across various categories, and logistics with multiple temperature and hygienic requirements.

Project Description

The designated project area lies on rugged terrain on the border of the land/air boundary zone, situated in the GRU Airport's and INFRAERO's right of way, Those two entities are responsible for the site administration and oversight.

The study conducted during the project development process segmented the building in two parts, meeting the airport's security requirements both in the airport air section and the operational land section. They are connected so that only authorized personnel is allowed access.

The team was especially concerned with segmenting access and control levels, seeking to prioritize access standards, safety and convenience of services. After those premises were established, two external access points were set up, each meeting one specific demand. The air access point serves the dispatch and reusable items area, while the land access point serves the remaining portion of the building, such as the administrative, inventory and cooking areas.

The subdued building architecture conveys an air of cleanness, thanks to the clear facade panels, essential to a top-quality industrial kitchen catering to a diverse public from a multitude of airlines.

Challenges

Airport regulations ruling highly complex operations and an audacious project schedule required excellent supplier planning and management, and positively contributed to high performance in meeting deadlines and execution quality standards.

A team fully dedicated to the project used BIM to centralize information on the project stages from its conceptualization, affording a more thorough perspective and cascading the information down to the entire company.

The contract modality is “design to build”, involving the construction of 14.000 m² within 12 months (2 months for project development and 10 months for execution).

The schedule was divided into three phases: development, procurement and construction. Deciding what is essential for the next steps sets the starting point for the future, so a step may begin before the next one is completed.

Several constructive systems possibilities were considered during the development stage, and the best cost-benefit solutions were picked.

Precast concrete structure:

In order to rationalize steps, shorten project duration and ensure quality, Matec selected the precast  structure, which was spread over the modulation of pre-defined axes in the design stage of the metallic structure project:

Used for covering, the precast structure covers large span ranges and is easy to assemble because it is fixed at the top of pillars and consoles of precast parts.

Isothermal panels:

Aiming to reduce energy consumption, ensure technical efficiency and meet the Brazilian Health Regulatory Agency (Anvisa) requirements, the external closings were insulated with isopanel. In addition to providing thermal comfort, beauty and productivity, isopanel doesn't require painting or facade coverings.

Thanks to our active track record which integrates data, learnings and knowledge on past projects, paired with the innovative way in which we use the BIM methodology, with 7D prototyping, we were able to develop new constructive technologies, a quality management plan, price formation and schedules, procurement and development of suppliers and materials, contingency plans, certifications and executive plan.
